
It is widely expected that Croydon will be the
next UK city to undergo significant regeneration. Over £2
billion of investment is anticipated for central Croydon over the
next ten years. Major schemes that are already planned include:

CROYDON GATEWAY
The development of the Croydon Gateway site, adjacent to East Croydon
railway station, is key to revitalising Croydon. At 12.36 acres,
the site has the potential to provide a new focal point for Croydon,
attracting further investment and creating a catalyst for the regeneration
of the whole area.

ALTITUDE 25
Altitude 25 is an exceptional 196 apartment development featuring
a striking iconic 25-storey tower, located on Fairfield Road. The
sparkling development will feature one, two and three bedroom apartments
and penthouses including 66 affordable homes together with ample
parking facilities.

THE BRIDGE HOUSE AND EXCHANGE
The Bridge House and Exchange are developments located in the heart
of the proposed Cultural Quarter, which is centred on a historic
Grade II Listed Pumping Station. Both developments are aimed at
meeting and complementing the aspirations of the Borough of Croydon
to re-develop this area and make it a focus for artistic and heritage
activities.
The Bridge House, which is in Surrey Street and
close to the Exchange, brings together 75 (48 affordable and 27
private) homes as well as retail, bar and restaurant facilities.
The Exchange, which is situated on Scarbrook Road,
will comprise 66 loft-style apartments overlooking a newly created
piazza that will form a new public space for the Cultural Quarter,
and incorporate a range of cafes, bars and restaurants.

CENTRAL ONE
Reach for the sky! Central One will be a new dynamic, vertical business
park. Unique office floor plates of approximately 25,000 sq ft,
totaling 500,000 sq ft will be provided over 40 storeys. An unrivaled
working environment will be created including internal atria every
6th floor and extensive areas of public realm, with amenities such
as cafes, restaurants, shops, and fitness centre, that will be a
hive of activity.
A reality that has been designed to ensure occupiers
get the best out of their business and their employees. It’s
simple-vibrancy, stimulation and pace is a major factor in developing
today’s most successful business people.

PARK PLACE
This amazing new shopping complex will cover a total floor area
of 1,080,000 sq ft including additional space for Nestle.
It will also feature;
- A new department store of 342, 794 sq ft on four trading levels.
- Mall shopping on three levels connecting the new department
store to the Whitgift Centre.
- A new Town Square extending the pedestrian shopping area.
- 13 medium sized stores of between 9,462 sq ft and 42, 701 sq
ft as potential flagship stores for leading retailers unable to
locate in Croydon.
- 103 further unit shops to meet the demand from retailers requiring
representation in leading UK destinations.
- 17 new restaurant and cafe locations to expand the appeal of
the town centre.
- A new Bus Interchange and enlarged Tram Stop in George Street.
In May 2004 Croydon Council granted full planning
consent for Park Place and entered into the Section 106 agreement.
In December 2004 Croydon Council made the Compulsory Purchase Order
to enable the implementation of Park Place. An enquiry into any
objections is anticipated for the end of 2005. The anticipated commencement
date for Park Place is Autumn 2006.

FAIRFIELD AND COLLEGE GREEN
The scheme is centred upon the refurbishment and part re-development
of the Fairfield Halls concert and theatre venue, to create an arts
and cultural quarter.
A low level piazza will link the theatre with the
nearby Queen’s Gardens. Remodeling of an existing open space
will provide an attractive new pedestrian boulevard to connect Queen’s
Gardens, Croydon College and East Croydon Station.
Apartments will front the new boulevard and also
enjoy views south across private gardens. The Scheme will retain
parking for both public and private use at lower levels. There will
be a range of retail restaurants, cafes etc around the piazza, linking
with a new entrance and foyer to the Fairfield Halls. Current programme
anticipates a planning application towards the end of this year
and a start on site in 2007.
